Systematic is a complete service construction company; so when it came to upgrade the main office Systematic contracted themselves to Design, Engineer and Manage the construction. Although the construction was primarily subcontracted out Systematic employed its own tradespeople to erect the structural steel and place the buildings sub floor, floating slab and roof decking.
Design, Engineer and Manage
Located in downtown Kelowna the original site was a residential lot with a vacant house. The lot would need to be rezoned for the new commercial offices.The building has two floors of over 3000 sq.ft. with office space above shop areas. The building is designed to handle future considerations with symmetrical design for dividing the building into two units as well as the ability to add a third floor. Coordination of several local subcontractors was needed to manage budget and schedule in a busy Kelowna construction season. Some of the subcontractors coordinated were; electricians, carpenters, concrete finishers, bricklayers and stone masons, and roofers.
Self-Performed Construction
While subcontracting the specialty trades to local companies Systematic used its own forces for the concrete slab prep work, structural steel erection. Systematic carpenters were also utilized for parts of the interior finishing work as well as the installation of the specialty designed wood features on the buildings exterior.
